Maybe my situation was unusual by Fullofkittens 08/28/2009, 7:39pm PDT ...because I was not looking for "a house" I was looking at a particular house and I contacted an agent to show that house to me. I still would recommend my agent to anyone because there was a bidding war on the house and we won it, not because we wanted to spend more but because he's such an operator that he convinced the seller (a bank) that they should only accept offers within a timeframe that only he (and we) could manage and we shut everybody else out. And I still like the house despite the problems we had because it was dirty cheap in a really nice neighborhood.
